  • Our units include heating to prevent freezing during winter months but do not include air conditioning. These are industrial-style units designed for businesses that don’t need full climate control - think equipment storage, inventory, workshop space. This approach keeps your rent affordable while providing the professional space your business needs.

  • Yes, with approval. Many tenants add shelving, workbenches, and other improvements to suit their operations. We review customization requests to ensure they meet facility standards and can be safely installed. Certain modifications may require restoration upon lease termination - we’ll discuss this during the approval process.

UNITS & FACILITIES

  • BUILT provides 24/7/365 access to all tenants. Your business operates on your schedule, not ours. Whether you need to load equipment at 6 AM, work late into the evening, or access your unit on weekends and holidays, you have the complete flexibility.

  • Each tenant receives a unique access code for the secure keypad entry system. Simply enter your code at the gate or door to access the facility and your unit. Your code is tied to your lease and provides an audit trail for security purposes. You can share your code with employees or authorized personnel as needed.

  • Yes, BUILT facilities feature:

    • Secure keypad entry systems that track all access.

    • Security cameras monitoring common areas and entry points.

    • Well-lit facilities for visibility and safety.

    While we maintain strong security measures, we recommend all tenants carry appropriate business insurance for their equipment and inventory.

  • Yes. You can authorize employees, contractors, or other personnel to access your unit by sharing your access code or, at some locations, requesting additional codes. You’re responsible for anyone you authorize to access your unit and their compliance with facility policies.

  • Yes, parking is available for short-term use (1-2 hours). Reserved dedicated parking spaces are available for an additional monthly fee at select locations.

  • BUILT units feature drive-up access for convenient loading and unloading. While we don’t have traditional loading docks, liftgate deliveries can be received directly at your unit.

LEASE TERMS & PRICING

  • We offer flexible month-to-month leases, giving you the freedom to scale your space as your business needs change without long-term commitments.

  • Yes, we require a security deposit equal to one month’s rent. This deposit is fully refundable at the end of your lease term, provided the unit is returned in good condition and all lease obligations are met.

  • Your monthly rent includes:

    • 24/7 access to your unit

    • Basic electrical service and LED lighting

    • Building maintenance

    • Common area upkeep

    • Security systems and monitored access

    • Property management and support

    • Snow removal and parking lot maintenance

    • Property taxes and insurance on the building structure.

    You are responsible for insuring your own business property, equipment, and inventory.

  • We believe in transparent pricing. Beyond your monthly rent and security deposit, potential additional costs include:

    • Optional amenities (signage, office space, reserved parking, enhanced electrical, etc.)

    • Late payment fees if rent is not paid on time.

    • Restoration costs if you make modifications requiring removal at lease end.

  • Absolutely. We understand businesses grow and evolve. If you need more space or want to downsize, contact us to discuss your options. Subject to availability, we can often accommodate transfers to different unit sizes at the same location or help you find space at another BUILT facility. We want your space to work for your business at every stage.

AMENITIES & SERVICES

  • Yes, many BUILT locations offer optional signage opportunities so customers and clients can find you easily. Signage options, sizes, costs, and availability vary by location and are subject to approval to maintain the professional appearance of our facilities. Contact us to discuss signage options at your specific location.

  • Wi-Fi service can be set up directly through our internet service provider partner. Connection details and provider contact information are included in your welcome materials when you lease your unit.

  • Amenity availability varies by location and unit:

    • Office space: Available as an option add-on at select locations.

    • Water access: Available in a limited number of units at certain facilities.

    • Common restrooms: Available for all tenants at all BUILT locations.

  • Yes, all units include basic electrical service suitable for lighting, tools, and standard business equipment. If you have specialized electrical needs (higher voltage, additional circuits, etc.), let us know during the application process.   • BUILT locations have small, secured delivery boxes to receive mail.

    You can use your BUILT unit address for mail and package delivery. However, please note:

    • BUILT does not accept or sign for deliveries on behalf of tenants.

    • You are responsible for coordinating delivery timing with your carriers (USPS, UPS, FedEx, etc.)

    • For critical / high-valued items, we recommend scheduling deliveries when you or your authorized personnel will be on-site to receive them.

  • BUILT units are designed primarily for storage, operations, and light industrial use. Zoning regulations vary by location - some locations permit retail operations while others do not. Business-to-business operations (such as customers picking up orders, consultations, or project reviews) are generally acceptable at all locations. Contact us to discuss your specific business model and we’ll clarify what’s permitted at your preferred location.

  • Yes, customers and clients can visit your unit for business purposes such as pickups, consultations, or project reviews. However, BUILT is not designed for high-traffic retail storefront operations. We’re here to support your business operations while maintaining a professional environment for all tenants.
